Home › Guest guide
Welcome to Pagosa Springs. We are a local team that looks after every home we manage, and this page is the short version of what we tell friends who are visiting for the first time.
Arriving
Check-in is from 4:00 PM and check-out is by 10:00 AM at every one of our homes unless your booking says otherwise. Early check-in or late check-out is sometimes possible when the calendar allows. Ask the office, and please do not assume.
Your door code and Wi-Fi details are sent to you privately in your check-in message. For security they are never posted on a public web page, including your home's guide.
Altitude and the mountain climate
Pagosa Springs sits at roughly 7,100 feet. Many visitors, especially those coming from near sea level, feel the altitude for the first day or two. Drink more water than usual, go easy on alcohol the first evening, and give yourself time before a strenuous hike or ski day.
The sun is strong at elevation and days are dry. Sunscreen, lip balm and a refillable water bottle are worth packing in every season. Evenings cool off quickly, even in summer, so bring a layer.
Hot springs
Pagosa Springs is known for its geothermal hot springs, including the Mother Spring, believed to be the deepest geothermal hot spring in the world. Several soaking venues in and around town have public access. Hours, prices and reservation rules change by season, so check with the venue before you go.
If your home has a private hot tub, it is yours to enjoy during your stay. Please follow the safety notes in your home's own guide and the instructions posted at the tub.
Wolf Creek and winter driving
Wolf Creek Ski Area is about a 40-minute drive from town and is well known for its snowfall. The route climbs Wolf Creek Pass (over 10,000 feet), where conditions can change fast. In winter, check the Colorado road conditions before you leave, carry traction devices, keep the fuel tank well above empty and allow extra time.
Snow in town is usually cleared quickly, but mornings can be icy. Wear boots with good tread and take it slowly on steps and driveways.
Getting around and what is nearby
Most of our homes are a short drive from downtown Pagosa Springs, where you will find the San Juan River and its Riverwalk, restaurants, shops and the hot springs. Durango is roughly an hour or more to the west, and Chimney Rock National Monument is a short scenic drive west of town (seasonal hours apply).
Cell coverage can be patchy outside town. Download maps and trail information before you head out.
Being a good neighbor and a safe guest
Our homes sit in real neighborhoods and some belong to homeowner associations with their own rules, such as designated parking and quiet hours. Please park only in marked spaces, keep noise down at night and follow any posted rules.
Keep food and trash secured, since bears and other wildlife live nearby. Never feed wildlife. In dry months, fire restrictions can apply across the county. Check current local restrictions before using any open flame outdoors.
Need more time? You can ask to add early check-in or late checkout for $15 per hour, subject to availability. See Enhance your stay.
