Enjoy Pagosa Springs, Colorado from this remodeled 3-bedroom, 2.5-bath lakefront condo in Lake Hatcher Park. Sleep up to 5 guests across a king bedroom, queen bedroom, and trundle room. The open kitchen, dining, and living area opens to a private deck with mountain and lake views and a grill. Hiking, fishing, and kayaking are nearby, with the San Juan National Forest and hot springs within the Pagosa Springs area.

Pets are welcome here. A pet fee of $35 applies (see your booking for details).

**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**

There is a pet fee of $40, with a limit of two pets. We kindly ask that pets are not allowed on furniture or beds. Thank you for supervising your furry friends and helping us maintain a clean and comfortable space for everyone. Please note that excessive pet hair or messes found after checkout may result in additional cleaning charges.
***Outside Grill: We've provided a grill for your use during your stay. If it requires cleaning or runs out of propane, please don't hesitate to inform us. Your assistance in maintaining its cleanliness for the next guests is greatly appreciated. Please note that a $50 fee will apply for any grills left dirty. Thank you for your cooperation! ***

Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.

Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.

Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!

We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)

Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
